A Look at How Housing Projects Are Planned and Approved
Friday, April 30th, 2010Housing and commercial construction projects only get approval after they’ve had, and passed, a housing viability assessment. Commonly such reports are executed using a professional consultant that is dedicated to giving these types of assessments, like Andrew Golland. But what form of criteria must this kind of proposed site satisfy in order to be considered realizable? Fundamental criteria may be (and in no way a thorough list):-
- consideration of the businesses and typical earnings in the region near-by the proposed site
- how easy is it to get to the proposed development project via car, train, bike, and on foot
- the projected sale/rent price of the sort of properties in respect to the local community
- current population changes in the surrounding area
- design and development outlay for the proposed new development area
- influence the site may inflict on immediate transport roads
- recent experiences of similar development properties in the area
- effect to the local schools
That gives you merely an initial approximation of the sorts of areas suggested new property zones are assessed for. A damaging effect from just one of the preceding matters could forstall the whole project. Of course, there will be further issues particular to each individual development property plan, and other matters not listed above.
