Are You Really A Twenty First Century Investor

Today’s residential real estate market for investors has become very competitive in most major markets. The vast majority of real estate investing seminars and clubs are encouraging you to search out desperate home owners or distressed properties to be rehabbed.

Not to mention the fact that today’s disillusioned stock investors have now realized that residential real estate investing offers better returns, with less capital risks. As you seek to identify your lucrative real estate opportunities, have you noticed that the good deals are getting harder to find?

I am not here to discourage you from investing in real estate, but would like to share real estate investment opportunities and information with you…..opportunities that only a few people are aware of and regularly participate in. That’s right; I am referring to a niche investment market that has VERY LITTLE competition. This unique information is currently setting new trends within the commercial real estate investment community!

I know you are ready for me to tell you about this quiet niche investment market, so I will…… it is….……. ………..Commercial Real Estate. There are HUNDREDS, maybe THOUSANDS of niche market investment opportunities within Commercial Real Estate. And by the way…….. the main reason why so few investors go after commercial real estate, and that might include yourself, is that you’re not convinced that you would qualify for commercial financing ! ! Most investors are lead to believe that a 20% down payment is required to start the process for purchasing commercial properties. WELL, THIS IS NOT TRUE!

Let’s do the math now…… financing a property that cost $5 Million dollars with 20% down would require you to put down $1,000,000 and you would still have to add in legal fees and closing costs. Yes, I know that only a few investors or even investment groups are able to meet these down payment requirements. Your first mistake as an investor would be to go to your local bank to seek financing, or worse, go to private or hard money lenders. First, remember the banks are regulated by the federal government and they are required to underwrite conforming loans and second, bank loans tend to be very structured and are generally inflexible to your project needs. In most cases, THESE LOANS will require a 20% DOWN PAYMENT OR MORE! The only benefit of using private or hard money lenders is when” NO OTHER FINANCING OPTIONS EXIST FOR YOU!”

FINANCING is the key ingredient to identifying lucrative real estate investment opportunities, yet, so few people truly understand the power of knowing WHERE to find the right financing and HOW to get it! WHAT IF you had several lenders, today, that would only require you have 2 to 3% down payments (on certain qualified projects)… WOULD THIS BE OF INTEREST TO YOU? A $5,000,000 loan with 2- 3% down payment equates to putting down $100,000 to $150,000. As an individual investor, this down payment would still be pretty steep for you however, today, many residential investors are already joining and forming Investment clubs to increase and enhance their purchasing power. TO ALL residential real estate investors……. the REAL MESSAGE here is that you are closer to buying commercial real estate than you think! This example should make it clear to you that finding the right financing is the FIRST step and the key ingredient to your real estate investing…….. however, there is a PROBLEM.

The problem is that as an investor, you have been trained to shop for properties FIRST, and almost never for financing. Finding the right financing FIRST will save you and make you more money over time, than you purchasing the undervalued properties and selling them later at or above market prices. I will repeat this….. MOST REAL ESTATE INVESTORS DO NOT UNDERSTAND THE IMPORTANCE OF FINANCING within the investment equation. The ability to save on the amount of the interest rate you are being charged…. month after month….. year after year… 2 or 3 % or more is huge. You may also find out what I already know….. . by securing the financing first…..THIS OPENS UP NEW INVESTMENT OPPORTUNITIES!

Piano Lesson: Do You Know What You Learn When You Play Piano?

I guess you are learning to play piano in order to become a better pianist. Do you know that there are many secret learning processes in action as you practice on your piano. Let’s find out the truth!

I presume that you practice on the piano with the hope of becoming a better instrumentalist, pianist and musician and and in order to experience the joy and satisfaction that follows.

The learning processes in action as you try to learn to play the piano can lead you forward towards you goals. However, some things you learn can limit your progress and I think it is important to be aware of these factors.

Let’s take a look at what you don’t want to learn as you play piano! Let me mention three things!

1. At times when you practice on your piano you might experience stress and other uncomfortable feelings due to a deadline in the form of a upcoming piano lesson you don’t feel prepared for or other disturbing thoughts.

The feelings you experience as you practice a specific piece of music have a tendency to be evoked when you play the same piece at another occasion.

2. Can tensions stick to your sheet music? Your actual muscle tension level when you play a piano composition tends to be present when you play the same piece of music in public.

In other words, it will be more difficult to perform and play a piano composition in a relaxed manner when you have practiced it with a high tension level.

3. Can you learn not to play a piece of music? I guess you practice on your piano and take piano lessons in order to become a better player.

However, if you don’t concentrate on your piano playing and if you play new passages too fast you will probably make a lot of mistakes.

These mistakes tend to slow down the learning process and in fact they will be a part of the learning process. The more mistakes you make playing a particular piano sheet music passage the harder it will be to play it right.

Why is it so? All your earlier mistakes will accumulate and disturb you as you try to play a passage right. To play a passage wrong will become easier and easier the more times you make mistakes.

Actions on Stress

Stress is such a commonly used word, but what does it really mean? How does stress affect us and what can we do about it? Stress can be the cause of so many health conditions, lost days of work, irritability with those we love, and general unhappiness. Certain herbs, vitamins, minerals and techniques can help calm your body so you are better able to deal with the stresses that come your way.

Some of the more common symptoms of stress are: fatique, headaches, irritability, stomach aches, heartburn, rapid heart rate, high blood pressure, cramping, indigestion, insomnia, food reactions, hives, weight gain, weight loss, and lowered immune function. Stress can effect any one in any part of the body as we all deal with life differently; we all hold our stress in different parts of our body.

Some supplements that can be useful for stress are: The B vitamins (B complex), vitamin C, Calcium-Magnesium, and EFA’s (essential fatty acids). EFA’s are oils like, flax, fish and 3-6-9 oil; they are the “good fats”. Many essential nutrients are depleted when we are stressed, especially Magnesium. This mineral helps to calm the muscles and nerves, making you less jumpy, less quick to anger, while reducing cramping and chocolate cravings. There are many great herbs you can take for stress: St John’s Wort, Kava Kava, 5-HTP and more; do not take any of these three if on an anti-depressant or anti-anxiety medication. Homeopathic remedies can also work well. Remedies such as, Calms Forte, Rescue Remedy by Bach Flower are good for calming during a crisis; Coffea Cruda works to help shut off your mind so you can sleep.

There are many techniques we can use for stress: deep breathing, time out, counting, walking, a hobby, talking to a friend, exercise, watching a funny movie, dancing, singing and meditation. Deep breathing is practiced by expanding the whole torso while breathing in, filling the lungs with air, and then releasing it slowly. Take a class or read a book to help learn a hobby, meditation or an attitude change. Learn to release anger in a healthy productive way. Get a pet. Spending time with a pet has been shown to lower blood pressure, increase immune and a sense of well being. A cat’s purring is on the right decibel for healing, yet we still don’t understand how they purr.

Watch your diet. Too much caffeine, sugar and white flour products (which immediately turn to sugar in the body) can make you tense and irritable. Going without food for hours causes your blood sugar to drop, making you light headed, nauseous and irritable. Eat more fruits, veggies, whole grains, efa’s and good quality proteins. Drink more pure water.

Our genetics determine the form of disease and what part of the body is affected. Diet, and the amount of stress and how we let that stress affect us, determines whether we develop that disease. If we cannot change the stress, we have to learn how to live with it. You can learn to be happy while dealing with the everyday stress of life.

Dealing With The Internal Revenue Service

The mail has arrived and oh, no there is a dreaded letter from the IRS. Don’t panic yet, it maybe something as innocuous as information they think you might need, a question of where to apply a payment you made or even a refund check for an overpayment. But should it be more serious, all is not lost.

What to do should you get a notice of a payment due? First and foremost, make sure you really do owe that payment. The Internal Revenue Service is a very large organization and since they have people working for them, sometimes they make mistakes. So read the notice carefully, check your records to ascertain whether or not you have already paid the amount being requested, and whether the check has cleared.

Sometimes they are looking for a return not received. That doesn’t mean you didn’t file the return, it means they have no record of receiving it. Locate your copy (always, always keep a copy of your dated and signed return). Find the post office receipt that proves you sent in your return. You know that green card that the post office returns to you proving that you mailed something to the IRS on a particular date. Of course that “something” might have been an empty envelope not an envelope with your return enclosed. One thing that could point to the return actually being in the envelope is that a check for payment was sent with the return and the check had cleared your bank account.

If you cannot prove a timely filing than your next step is to contact the agent listed on the letter. You may want to do this yourself, however it is probably a better idea to enlist your accountant’s or tax preparer’s help. These people have the experience to handle these situations in the best light and to your best advantage. If, however, you personally meet with the tax agent, please remember to be polite and upfront. And do not be late for your meeting. Provide the records they ask for, and answer the questions they ask truthfully and directly. Remember they are people too, and if treated with respect they will respond in kind.

There are a few things you can do in advance to make sure any future IRS dealings go more smoothly. Of course the first is to make sure you follow the rules. And one of those rules is to keep clear, complete, and accurate records. Remember the article about “shoebox clients”. It is the business people that don’t take the necessary steps to keep a good set of books that get in the most trouble. If you think hiring a bookkeeper or bookkeeping service is expensive, wait until you try to go through an audit with unorganized financial records.

Investing in commercial property is well beyond the financial means of most people. Few can afford the large sums of money involved in buying commercial real estate. For most of us our investment in real estate is limited to where we live – our home.

But unfortunately our home doesn’t generate any income or cash flow. In fact it probably costs us money in maintenance, rates and upkeep.

Sure the financial incentive to invest in your own home is to offset the cost of renting or the capital gains you get when you sell your house if it’s value has gone up.

Most financial advisors will tell you the best investment strategy is to pay off your home mortgage as quickly as possible to reduce your debt.

But what about after that if you want to invest in property? You have a choice – invest in another residential property or a commercial property.

Residential properties can often provide a good cash flow from rent, but there are associated hassles with getting good tenants, poor tenants trashing your property and the ongoing cost of maintenance. If you like playing the role of the landlord and being involved in all those activities great! But what if you want a hassle free commercial property professionally managed.

An increasingly popular investment amongst smaller investors and retirees is through syndicated property trusts. This is known as direct property investment where smaller investors buy small parcels of a larger property through a prospectus. These projects are managed and marketed by licensed property dealers.

The prospectus is lodged with the Australian Securities and Investment Commission and the property and syndicate is professionally managed.

As of December 1999 there were 77 Property Syndicates operating in Australia with more than $1.45 billion invested. Nearly 60 per cent of these investments use borrowed money, known as “gearing”.

The benefits for investors buying into property syndicates is they can purchase relatively small parcels, for example as little as $10,000 and gain exposure to the commercial property market.

There is also the added benefit of the commercial property market often being in negative correlation with the share market so investors can spread their risk across their portfolio.

Another benefit provided is the regular income provided by syndicated property trusts, high yields and relatively low risk.

A typical breakdown of a property syndicate is the property management company buys a commercial building ranging from between $10 to $30 million and then they market this to around 300 individual investors who each have an equity subscription of between $40,000 and $50,000 each.

Simon Toovey is the Managing Director of Glenmont Properties a Perth-based property syndicate.

He says their main objective is to invest in properties that have quality tenants, long-term leases, strong returns and good potential for capital growth.

“The benefits of investing in a property syndicate are that it can enhance your lifestyle by providing a regular income, you can set and forget it,” he said.

Toovey gives the example of a typical investor profile of someone looking for secure, regular income rather than capital growth.

‘The most important aspects are location, lease, tenant and management. It’s no good having a lease when the tenant holding that lease is a $2 company. Ideally the tenant is either a government department or a major, “blue chip” corporation,” he said.

“Ultimately, it’s all about income. The right property investment should provide you with more income, income that will enhance your lifestyle, either now or in the future.”

Property syndicates may not be for all investors but they do provide an option for diversifying your investment portfolio.

Ten Tips for First Time Property Syndicate Investors

1. Set your objectives and work out a budget for how much you want to invest.

2. Understand the risk/reward tradeoff. The higher the return the higher the risk. Aim for syndicates with a return of between 8 and 10 per cent.

3. Understand the risks of property syndicates. These are a potentially unfavorable market when selling, rising interest rates, member liabilities and future potential tax changes.

4. Remember this is a long-term investment, usually around 7 years. It is “illiquid”; meaning you can’t take your money out of the investment during this time.

5. Identify investment syndicates with quality property in a good location with potential for capital growth. Ask for a copy of any independent investment and ratings reports.

6. Analyze the lease arrangement. Ask how much rent or income will the property produce, what the income growth is and how long will this continue?

The White Sox Are About To Catch A Break & Cora Is On-Deck

The Chicago Wiite Sox have been playing second fiddle to the Detroit Tigers and their seemingly flawless Stradivarian first-stringers this season.

With almost half of 2006’s games in the books, Detroit has a commanding two game lead in the Central Division.

Did I say a COMMANDING lead?

I did, because the Sox seem unable to catch these resurgent stripers. Recently, the South Siders closed to within a half game, but then they complacently dropped back into the second slot.

But now, a few days before the All-Star break, the Sox can catch up.

They start a three game series with Pittsburgh, which anyone that remembers their great teams of the past, will pity. If the Sox don’t sweep, they’re just asking for trouble.

While they’re drowning the Pirates, the Tigers get to play Houston, which won’t roll over, especially with Clemens on the mound for game one.

On a separate note, Sox manager Ozzie Guillen has been formally reprimanded by the Commissioner’s office for making sexual slurs about Sun-Times columnist Jay Mariotti.

It’s at this time in the season that Ozzie is going to distinguish, himself, for good or bad, from low-key Tigers chief, Jim Leyland.

If Ozzie blows it, and the Sox drop out of Wild Card supremacy, then look for Joey Cora to start calling the shots from the dugout.

Network Marketing Revolution – The Time Has Come

My friends, I believe that we in Network Marketing, are at the beginning of a fantastic trend – a revolution in the industry.

For years, the top levels of this business have been dominated by red personalities. You know the type I’m talking about… the “hard hitting, no remorse, all go, never quit until you beg, plead, and bribe every innocent grandmother into your organization” kind of personality. This behavior, among other things, has led to a public misunderstanding of the potential of Network Marketing.

There’s a reason that as soon as one of your friends hears that you’re a Network Marketer, they head for the hills and join the Witness Protection Program. It’s because they’ve probably been hounded by someone else in Network Marketing and lived to tell the story. And BY GOD do they tell the story! They share their negative experience with everyone they know.

WELL GUESS WHAT – THE TIME OF HOUNDING IS OVER

Thousands of Network Marketers have been subject to this behavior and you know what they’ve realized? They’re not comfortable with it. They’ve had enough! They’re starting to see that people aren’t numbers, not everyone is interested in starting their own business, and not everyone is a prospect!

More time is being focused on building relationships with people rather than trying to convince every 2nd person you meet that your DEAL is the best thing in the world for them.

Our Electromagnetic World

Gro Harlem Brundtland was the head of the World Health Organization (WHO). Mrs. Brundtland is a medical doctor and was the former Prime Minister of Norway. In March of 2002, she reported to the Norwegian press that cell phones were banned from her office because she became ill if an active cell phone was brought within thirteen feet of her. Her concerns were published by one Norwegian newspaper, and ignored by every other newspaper in the world. Five months later she stepped down from her leadership post of the World Health Organization after just one term. It could be that she was forced to resign because of publicly exposing the ill effects that cell phones have on some people.

As technology advances there is more and more radiation around us. It is now being termed by some as “electronic smog.” There’s a new type of “allergy” that appeared because of our technological advances. An increasing number of people are becoming sick from the “electronic smog” around us. These people suffer from symptoms like nausea, dizziness, and depression. They experience difficulty in sleeping and concentrating when electromagnetic devices are brought into close proximity. Some have been so badly affected that they had to relocate to less electronically polluted environments.

The only country that currently recognizes electromagnetic sensitivity as a real medical condition is Sweden. There, government support is available to sufferers. Elsewhere, since this illness is contrary to the interests of large telecommunications companies, it is often trivialized.

Man made electromagnetic waves have been around for over one hundred years. Radio and TV towers that were present for the last century emit electromagnetic radiation similar to cell phone towers. There has always been controversy about illnesses caused to people living close to radio towers. There were only thousands of radio towers scattered throughout the country, but with cell towers there are hundreds of thousands of towers and the numbers keep climbing. There are hundreds of millions of gadgets using and creating electromagnetic energy including cell phones, computers, gps devices, satellites and all types of two way radios. It is estimated that for the average city dweller “electronic smog” has increased a thousand fold within the last fifteen years.

In Chicago, where I live, the city notifies neighborhood residents whenever a parking lot is being put up to give them the opportunity to debate the issue. But cell towers seem to sprout out of nowhere and without warning. There is a 1996 US Federal law that prevents communities from stopping the construction of cell towers based on health concerns. Not only are cell towers placed next to homes, some are being built right on top of apartment buildings and other public buildings where people work or reside.

The mayor of Chicago wants to bridge the “digital divide” by creating internet access anywhere in the city using wireless technology that could be picked up by specially enabled laptop computers. This technology is called wireless fidelity or “Wi-Fi.” For this to happen, electromagnetic radiation would have to blanket the city.

The “digital divide” is a term used to describe the lack of internet access for the poor as opposed to those that can afford it. The poor are generally also poorly educated. People with limited education tend to use the internet for entertainment rather than as an educational tool. They download music and videos, gossip in chat rooms, and surf porn sites. It would be easier for child predators and other scammers to remain anonymous using this technology. So what the mayor wants to do is fry everyone’s brains so it would be easier to keep the masses entertained and make it harder to identify crooks and perverts. Many other cities are also planning to invest in “Wi-Fi” for similar reasons. What about the people that are already sensitive to this technology? I guess they’ll have to find someplace else to live.

Currently laptops with “Wi-Fi” cost more than desktop computers. An organization called OLPC (One Laptop per Child) plans to make hundred dollar laptops with built in “Wi-Fi.” These computers would initially be sold to governments of China, India, Brazil, Argentina, Egypt, Nigeria, and Thailand. They, in turn, would pass them on to school children in selected cities. This idea assumes that saturating their cities with electromagnetic radiation to access the internet and implement wireless networking will present no health effects. What if “electronic smog” makes some of their children ill? Many researchers say that children are more vulnerable to electromagnetic radiation than adults.

Inevitably, these laptops will be commercialized and sold to the poorer citizens of the more developed countries throughout the world. As we can see, to bridge the “digital divide” plans are being made to flood the world with electromagnetic radiation and cheap laptops.

Experts all over the world are voicing concerns about the health hazards of electromagnetic radiation even at low levels. Some are saying that there could be cumulative effects from this radiation and we may not know the damage it causes for years. We’re already saturated with cell towers, with more popping up like weeds. With the planned additions of “Wi-Fi”, people are becoming guinea pigs in a world-wide experiment.

In time, many of us that currently show no symptoms could develop electromagnetic sensitivity or other technology related illnesses. It is almost impossible to shield our homes from this type of radiation. As greedy corporate aliens saturate our world with “electronic smog” to realize ever increasing profits from modern technologies, what will happen to us, the inhabitants of our electromagnetic world?

Training Your Dog To Sit

Training your dog to sit on command is a good place for you and your dog to start your obedience training. It’s a nice easy command which your puppy or dog will master very quickly. This will increase your dogs confidence and provide a foundation on which to build more advanced skills and commands.

Another benefit of training your dog to sit is that it gives you a good alternate behavior to request of your dog. If your lovely dog likes to greet visitors to your home by jumping up all over them, or charges out the front door every time it opens, you can gain control of him by applying your “sit” command.

YOu can start with this obedience command as soon as you bring your new puppy home, or any time after that. Before you start training your dog to sit (or any other obedience command) ensure that your dog is confident and comfortable around you – lets you touch him, gives you his attention etc.

General Rules To Remember When Training Your Puppy To Sit

  • Keep your training sessions short, ten minutes is plenty to begin with.

  • Any time is a good time to practice really, you don’t have to structure all your lessons. Incorporate the training into your daily routine. Get your dog to sit before you feed him or make him sit before you throw his ball at the park. When applied in this manner obedience training will be fun in your dogs mind, and rewarding.

  • Make it perfectly clear to your dog what you are asking of him – what you want him to do.

  • Make training your dog to sit fun, don’t make it feel like a chore, for you or your dog.

  • Training sessions should be full of consistent repetition, praise and positive reinforcement.

  • Don’t expect your dog to immediately learn this, or any other obedience command and then never forget it. It’s up to you to reinforce the meaning of your command through repetition and consistency throughout your dogs life.

  • Gradually faze out the food rewards you may use in the learning period of a new command. Giving a food treat or reward every now and then doesn’t hurt your dog though, even if he respects your commands without one.

  • When training your dog to sit for the first time, make it easy for him/her to succeed. Start your training sessions in a familiar environment to your dog, free from other distractions. Technique 1

This first training technique is great for young puppies. When you are with your pup and you see him about to sit or in the act of sitting, say “sit” in a clear and firm tone. As soon as your dog’s rear end hits the floor, give him praise and maybe a bit of a scratch behind the ear. In your dogs mind you are building an association between your verbal “sit” command and the act of him sitting. Most puppies make this connection very quickly. Before long you will be able to say “sit” at any time, and your puppy will understand what you are asking of him. Remember to always reward and praise your pup as soon as his behind hits the floor. Your pup will love it, he’ll be thinking “all I have to do is sit down and I get attention, treats and praise.”

Technique 2 – Off Leash

For older puppies and dogs this training technique works every time. With your dog standing right in front of you, grab a small tasty treat in your hand. Guide the treat from his nose level up over his head, the treat should be a few centimeters away from your dog at all times. Your inquisitive dog will follow the treat up with his nose and at the same time his rear end will hit the ground. As soon as his behind hits the ground give him the treat and lavish him with praise. If your dog backs away or jumps up at the treat you are taking your hand too far back over his head, or holding it too far away from his nose. Repeat this step until your dog gets it, then you can introduce the verbal part of the command. Just before you begin to move your hand (the one with the treat in it) say “sit”. Your dog will soon respond to your verbal “sit” command without you even moving your hand. Remember to practice/reinforce this command at any time throughout the day, in any situation.

Technique 3 – On Leash

If your dog doesn’t respond to the methods outlined above, or if you prefer to use a collar and leash in your training, this technique will do the trick. Stand next to your dog, both of you facing the same way. Hold the leash straight up, directly above the collar. At the same time gently press down on your dogs back (down near his hips) and say “sit”. As soon as your dog is in the sitting position, reward and praise him. Within no time you won’t need to press down on your dogs back or even hold the leash up. He will understand that your “sit” command means that you require him to plant his backside on the ground. And he’ll be happy to do it for you because he knows that he receives praise and attention when he does.

I hope these techniques prove successful for you and your dog, I’m confident they will. It’s a good idea if you live with other people to teach these commands to them as well. They can then apply the exact same commands to your dog – your dog will appreciate this consistency.
